Yes. Most of the additions that comprise our historic districts contained deed restrictions for the houses built in them, generally relating to the distance between the house and any additional structures added to the property, and the lot lines. To our knowledge, the Kensington Park addition has the most restrictive covenants, and the Loidl and Behr addition (the northernmost homes of the association, on Anthony and Crescent) are the least restrictive.
Certain pre-existing homes and later additions may be exempt from these restrictions, but are still subject to local zoning laws. In addition, some property owners have added subsequent restrictions to their deeds. Please consult with the Allen County Recorder’s Office to verify the deed restrictions placed on your property.
